A Joint Venture is when two parties or more partner up to achieve greater success together, while keeping their distinct identities.

How a Joint Venture would work.
It starts out like any deal. The first thing we do is analyze your property and what you think will improve it dramatically. Then we analyze what the improvements could do to the property financially and assess how much time/cost is involved in the project. If we have ideas of our own that we feel may even be better fits for your property then we will discuss those ideas with you.
Once a deal is made between us we generally work as follows. Let’s say your property value is $300,000 as is, but with improvements the property value could be $700,000. The problem is you need time, money and expertise to get it to that value. An agreement would look like this. We would partner with you on the deal but the initial $300,000 is yours. So let's say we put $100,000 into the property, several resources and expertise, then we would split the profit of the property with you above the $300,000 dollar mark you initially had and after taking the $100,000 we invested into the deal. So in this example the math breaks down like this.
Sold for $700,000
You get the first $300,000.
And we take back our $100,000 investment.
There’s $300,000 left.
You make $150,000 plus the initial $300,000.
We make $150,000.
You’re happy, we’re happy, we’re all going to Disneyland!!

Why should I do a Joint Venture with Northwest Renovations?

Example Joint Venture Deal
We have also partnered on Joint Ventures with people in Real Estate. One deal that comes to mind was a property located in Southern Oregon. It was a house on 2 ½ acres. The house was pretty much a tear down. The value of the property was $90,000 at that time. We simply worked with the owner and helped turn that property into a transportation commercial property approved for development. A developer came in and purchased the property for $300,000. It took us three months and about $15,000 to triple that value. You’re probably asking yourself, only $15,000, why didn’t he just do it himself or borrow the money? He had been trying to get the development going for years but was having issues with the sewer. We came in and creatively put a deal together with the power company (neighboring property) to give us a 100 year easement to put the sewer on their land for a one time fee. This allowed the full use of the 2 ½ acres where before to do it he would have had to have sewer take up over half the property.
